BpfBOUW, ABP, APG and Bouwinvest join forces in Impact Partnership: € 400 million for affordable homes

Bouwinvest was proud to announce the launch of a €400 million partnership to invest in affordable (senior) housing on behalf of ABP and bpfBOUW. IPE Real Assets interviewed Bouwinvest CEO Mark Siezen and Robert-Jan Foortse of APG. “This partnership aims to address these needs by providing housing for low and middle-income families, particularly for key workers like teachers and nurses, as well as older adults who require care. This is where we’re focusing our efforts to make a significant impact,” Siezen said. Foortse stressed he was confident that with the combined “expertise and resources of bpfBOUW, ABP, APG and Bouwinvest, we can identify the right investment opportunities and attract the necessary attention for these initiatives”.

Bouwinvest Dutch Market Outlook 2024-2026

Bouwinvest anticipates a shift in the capital allocation of Dutch institutional investors, with less allocation to real estate and a growing dependence for the Netherlands on foreign capital flows into real estate. Furthermore, the housing shortage remains a major challenge in the Dutch real estate market. However, this market also offers opportunities, as investors reconsider their housing activities in the Netherlands, which could lead to significant discounts on large portfolios and opportunities for other investors. .

A recent report by PERE highlights that Ivanhoé Cambridge and Bouwinvest introduce green incentives, linking manager compensation to decarbonization goals. During the PERE Network America Forum 2023, Bert van den Hoek and Michael Neuman said they have already structured some of their fund investments to reflect this new strategy and are actively seeking more opportunities to do so. Bouwinvest invests in retail, offices, and healthcare real estate

Although the capital inflow into Dutch real estate is under pressure, Bouwinvest has a continuous investment mandate for (healthcare) housing, retail, offices, and hotels. In recent months, multiple acquisitions have been announced for the Retail Fund, Office Fund, and Healthcare Fund. For instance, on behalf of the Retail Fund, two shopping centers were purchased in Apeldoorn and Rosmalen, aligning with the strategy to invest in neighborhood shopping centers with supermarkets for daily groceries. For the Office Fund, the monumental office building ‘The Bell’ was bought in Amsterdam, and for the Healthcare Fund, projects in Breda, Groningen, and Pijnacker. For the coming year, Bouwinvest expects an investment task of €600 in various real estate sectors.
