Bouwinvest Real Estate Investors publishes annual report |
|
The funds and mandates managed by Bouwinvest Real Estate Investors delivered a marginally positive average return on invested capital over its total €15.9 billion AUM. At the same time, Bouwinvest continued to develop and achieve new targets around environmental performance, environmental risk, social impact and solid governance in line with investors’ expectations for impactful investment. This effort is increasingly bearing fruit. In 2022, Bouwinvest increased its investments in portfolio buildings achieving an above average sustainability performance (GRESB) from 79% in 2021 to 81% 2022. Similarly, 80% of the acquisition transactions in the Dutch Residential Fund were in the mid-rental segment last year, versus 58% in 2021. Bouwinvest Outlook in Financial Investigator: Opportunities created by valuation gap sustainable and unsustainable real estate |

In December of last year, Bouwinvest published its 2023 - 2025 Outlook. In this outlook, Jeroen Beimer, Head of Research, and Bernardo Korenberg, Head of Sustainability, wrote about the valuation gap between sustainable (or green commercial real estate) and non-sustainable real estate. The energy crisis has led to a sharp increase in this gap, according to the first edition of Financial Investigator for this year. The convergence of several crises have had a huge impact that is being felt in every sub-sector. Interest rate rise The recent rise in interest rates is one of the main factors in the recent decline in real estate valuations, which has led to lower returns on real estate than in previous years. This in turn has led to a narrowing of the difference between the returns on real estate and the risk-free rate (government bond yields). Bouwinvest acquires 108 assisted living apartments in Houthavenkade Zaandam |
The Bouwinvest Healthcare Fund has acquired 108 assisted living apartments from Porten Houthavenkade, a joint venture formed by developers Porten Development and Ten Brinke. The homes are part of the Houthavenkade project in Zaandam and are intended for seniors and people with care needs who want to continue to live independently. Almost three-quarters of the homes will be rented in the mid-rental segment. |
