Bouwinvest urges Dutch pension funds to use their clout and invest in affordable housing |
Institutional investors such as Bouwinvest have the capacity to become a driving force to increase the supply of affordable housing in the Netherlands, Bouwinvest claims in a recently published white paper. Many people think residential investors are all the same but institutional investors have very different goals to private investors. While private investors generally prefer to invest in existing housing stock, institutional investors using pension funds as their capital base are eager to take part in efforts to increase supply by financing new development projects in the ‘build-to-rent’ space. Institutional investors currently account for approximately 10% of new construction projects, mainly in the mid-range and free-sector rental segment in the Netherlands. Without the financial support of institutional investors, new projects aimed at alleviating the housing shortage would shrink and the deficit would widen even further. Bouwinvest points out in the paper that an ambitious – but feasible - action agenda for Dutch housing drawn up by associations representing the housing sector (Aedes), institutional investors (IVBN) and project developers (NEPROM) provides a solid foundation for creating a sustainable housing supply for the future. Fourteen areas have, moreover, already been designated as potential development sites for the construction of approximately 600,000 homes under the national strategy for urban planning and the environment (known as NOVI).
