Deployment of institutional capital crucial to alleviate growing shortage of senior housing |
Bouwinvest Real Estate Investors is calling on Dutch municipalities and care providers to harness the financial clout of institutional investors to address the growing shortfall of suitable accommodation for senior citizens, with or without care needs. That deficit will continue to grow in coming years, adding further pressure to provide more housing for the elderly, Bouwinvest claims in a recently published white paper. Bouwinvest argues that more cooperation is needed between municipalities, care providers, institutional investors, housing corporations and developers. By working together now and investing in existing housing and new accommodation for senior citizens, all stakeholders in the chain would benefit, the paper claims. Municipalities would be able to cut their spending on real estate facilities that fall under the social support act (WMO), thus freeing up funds to meet the rising demand for regular housing. Healthcare institutions would no longer be confronted with unexpected property expenses, allowing them to focus on their core task of providing care for the elderly. Blauwhoed targets ‘neglected’ active seniors for its development activities |
Rotterdam-based Blauwhoed is one of the few developers to focus explicitly on building homes for active seniors in the Netherlands, where suitable accommodation has been in short supply for many years. Blauwhoed director Eltjo Bouwman talks about what others can learn from their experience and the scale of the opportunity that exists: “The traditional population pyramid has been turned on its head, even though many urban planners still don’t take this into account, resulting in a severe shortage of appropriate accommodation. In our experience older people are quite willing to move and there is substantial pent-up demand for attractive homes in an area with the right facilities.” |

Care provider DSV: ‘Managing real estate is a profession; our specialty is providing loving care’ |
Care provider DSV’s sale of 61 assisted living apartments in Katwijk to the Bouwinvest Healthcare Fund at the end of 2020 marked the beginning of a close partnership between the two companies. Bouwinvest now manages the property while DSV continues to provide care services. "DSV wanted to focus more on its core business - care - and less on property management. That’s why we decided to bring in an expert," DSV’s managing director Jan de Vries said in an interview for Bouwinvest's Real Value for Life newsletter. |

Mylivy helps build communities |
The LIFE residential complex in Amsterdam’s Houthaven district offers homes to senior citizens with or without a need for healthcare. Right from the outset, the Healthcare Fund wanted LIFE to offer more than just high-quality real estate. We also wanted to offer a range of services aimed at improving the social lives of our tenants. As part of this drive, we recently launched a successful pilot in cooperation with Mylivy. Mylivy was developed by Marian Euverman and a number of other people. She had previously gained experience with the Wijdewijk.nl (‘we the neighbourhood’) concept. The inspiration was quite personal. My mother developed Parkinson’s and my family and I were faced with the question: how are we going to organise this? We saw that senior citizens needed three things: to meet people and really get to know them, to engage in activities with each other and build relationships so people dare to ask for help”. The Mylivy formula is built on two pillars: a hostess who is present in the day-to-day living environment and smart digital technology in the form of an app, which provides help by coming up with ideas for all kinds of activities – both solo and group activities. The response has been excellent. Very importantly, we are seeing the emergence of a real community of residents.
