Bert van den Hoek: “Alternative assets are fastest-growing segment for Bouwinvest’s portfolio in North America” |
Alternative assets, including life sciences, healthcare and data centres are the fastest-growing segment in Bouwinvest’s North American portfolio, Bert van den Hoek, Senior Portfolio Manager, told US-based commercial real estate publication Bisnow in an interview. “We see a lot of opportunities for growth post-Covid in these sectors,” he said. The alternatives segment accounts for 20% of Bouwinvest’s North American portfolio compared to 35% each for logistics and residential. Another 10% of the portfolio is divided between office and grocery-anchored retail. Bouwinvest holds properties totalling $1.65 billion in North America and is looking to expand its presence to around $2 billion over the next two years. “The belief in urbanisation is one of the key pillars of our investment strategy, so we’re looking at logistics, especially in urban infill properties, as well as our existing urban multifamily assets in core markets like New York and Los Angeles,” Van den Hoek added. Bouwinvest and its American partners are looking for strong, risk-adjusted, sustainable investments, he said. “We think sustainable projects are where the best value creation will be in the long term, and it’s one way that we think differently from many US investors.” He continued: “Much of our residential portfolio is multifamily at the moment, but we’re seeing a strong trend toward single-family rental, especially in the Southeast and Sun Belt. Our portfolio in Canada is currently just in publicly traded instruments, and we are looking to add non-listed exposure particularly in multifamily, as well as logistics in that market.” |

Bouwinvest invests € 100 million in rental housing, healthcare and logistics properties in the Nordics for its European mandate |
Bouwinvest Real Estate Investors has committed € 100 million to a strategy that targets various sectors, including affordable rental housing for middle-income families, care homes and logistics in the Nordics on behalf of its European Mandate. The local partner is Nordics-based real estate manager NREP. The acquisition exemplifies our strategy of investing in real estate sectors which stand to benefit from long-term demographic developments and consumer megatrends. Bouwinvest enters strategic partnership with CBRE GIP and ION to invest €280 million in Belgium’s affordable residential rental market |
Bouwinvest Real Estate Investors and CBRE Global Investment Partners have entered into a strategic partnership with ION, one of the leading real estate developers in Belgium, to invest €280 million in affordable new-build houses and apartments exclusively for the rental market. Bouwinvest and CBRE GIP, on behalf of one of its clients, will be equal investment partners while ION will take a minority interest and act as service provider. The joint venture’s initial investment capacity of €280 million is expected to increase over time. Approximately 72% of Belgians are currently homeowners but research shows that this number will decrease considerably over the next decade which means that tens of thousands of additional Belgians will rent a home instead of owning one. The number of homeowners is already below 55% in major cities such as Brussels, Antwerp, Charleroi, Ghent, Liege and Leuven. A downward trend is particularly noticeable in new buildings and in the suburbs.
